Energy Efficient Mortgages

Energy Efficient Mortgages (EEMs) are available for homebuyers purchasing energy efficient homes. EEMs allow buyers to qualify for larger home loans based on quantifiably low monthly energy bills. Ask your lender to explain the EEM products provided by Fannie Mae, Freddie Mac, Federal Housing Administration (FHA) and Department of Veterans Affairs (VA). It is even possible to refinance a home with an EEM to make it more energy efficient.

Each green home which is built in accordance with Build San Antonio Green will receive a plaque, certificate and Owner's Manual with information about the home. Click here to see a list of participating Green Builders in the San Antonio area.

There is a new energy efficient mortgage product out from Countrywide that
gives purchasers a 1/4 percent interest rate reduction on the purchase of an
energy efficient home.

HOME ENERGY RATING SYSTEM (HERS)

Home Energy Ratings are required for most new homes to qualify for Energy Efficient Mortgages. A HERS test measures a home's energy characteristics such as insulation levels, window efficiency, wall-to-window ratios, heating and cooling efficiency, solar orientation, and water heating. A home energy rater will conduct a diagnostic test and analyze the home resulting in a numerical score that can be used to qualify for an EEM or Energy Star rating.
